Kochi: Once the commercial hub of Kochi, MG Road is on the path to revival after years of decline caused by Metro Rail Phase I construction and extensive development along the Edappally–Vyttila NH corridor. The disruption had forced many businesses to relocate, but now, they are gradually returning as conditions improve.
Heavy traffic, ongoing construction on the NH, and limited parking are prompting businesses to reconsider MG Road. Sources said at least 20 new ventures—ranging from retail outlets to office spaces—have opened recently, while many existing buildings are being refurbished to attract more tenants.
"Most previously vacant commercial spaces are now either rented or sold. The reduced rental rates are also an attraction to new entrepreneurs," said a real estate agent.
MG Road, considered Kochi's central business district (CBD), houses leading retail brands and corporate offices. Notably, a major jewellery group has opened its second showroom here, while another has expanded its existing store. The stretch connects through around 10 key junctions—including Woodlands, Jose, Atlantis and Thevara—and hosts around 800 business establishments.
Rajesh Nair, convenor of the MG Road Merchants' Association and a member of the Cochin Chamber of Commerce youth wing, said footfall has risen significantly, with many businesses reporting higher daily revenues. However, infrastructure issues persist. "There are no proper pedestrian paths and parking remains inadequate. If Kochi Metro Rail Limited had fulfilled its promise to create parking spaces, it would further boost customer turnout," he said.
Waterlogging during monsoons was a serious problem, but recent efforts by the city corporation to clear drains have shown results. A shop owner near Kavitha Theatre noted that the revival of multiplexes has also driven more foot traffic. "With two multiplexes, a standalone theatre and a mall-based cinema within a three-kilometre stretch, entertainment options have boosted foot traffic — even for small shops and street vendors," he said.
MG Road is now dominated by jewellery and branded textile showrooms. K M Mohamed Sageer of the Kochi Merchant Chamber of Commerce said that shoppers are once again flocking to the area. "Lack of parking space and frequent flooding during the monsoon were major issues along the stretch. While parking remains a concern, the flooding problem has been partially addressed," he said.
Still, C K Jaleel of the Vyapari Vyavasayi Samithi cautioned that the revival may be temporary. "Lower rentals and land prices triggered this rebound. More permanent growth will require better parking infrastructure," he said.
